Pool & Tennis Courts Will Not Be Open for Memorial Day

The pool will not be open for the Memorial Day weekend. Cobb County Health Dept. has not performed an inspection, that is required prior to opening the pool.

Welcome to our neighborhood and congratulations on the purchase or lease of your home!

On behalf of the Lakeview Homeowners Association Board of Directors and the other homeowners of Heritage Lakes, we would like to welcome you to your new home and our community. Over the coming months we look forward to meeting you whether it be walking down the streets, at the pool or a community activity.

The operation of your homeowner’s association is governed by a board of volunteer directors. The Board of Directors is elected by the community to oversee the daily functions and financial responsibilities of the Association. The Board is also responsible for maintaining members’ compliance with the established covenants, bylaws, rules and regulations, and design and landscape standards of the Association. They have specific provisions regarding what can and cannot be done on your property. Please take the time to read through the governing documents you received during the home purchase process. Copies are available on the community web site.

Our community web site at: https://heritagelakes.org is the official communication channel between the Board of Directors and the membership. Upcoming activities and events, announcements, a community calendar, a neighborhood forum, deed restrictions and bylaws, architectural review forms, and volunteer committee information can all be found there. On your first visit to the website you will see an area for New Residents of Heritage Lakes. You will need to register to gain access to the members section of the website. Your request will take up to 3 days to process before you will have full access to the site.

Once you receive your email informing you that you access has been approved, please take a few minutes to visit and familiarize yourself with its resources and get to know your community and neighbors through the Forum. The web site provides ready answers to most of the question’s homeowners have. If you don’t find the information you need there, the Board of Directors can be contacted through the contacts page on the main menu.
Please remember to register on the “Forum” section with a valid email address to insure delivery of important communications from your HOA Board. You are also encouraged to subscribe to the monthly newsletter to keep up on the latest information and special announcements.

Service issues on community property, complaints regarding specific governing document violations and for any questions regarding your annual homeowners’ dues assessment should be directed to the Board of Directors. We encourage you to use the electronic forms on the website as the information is recorded into a database which can be archived and retrieved if needed. You will find specific subject forms as well as general forms for your use.

Admission to the cabana, pool, and tennis courts is controlled by an electronic FOB. Each homeowner is issued two FOBs which when placed against the reader on the door will track your entry into the area.  As long as you are resident in good standing (not owing any assessment, fines, or fees) your FOB will allow you entry into those areas.  While there is no such requirement for use of the lake, you must carry your FOB on you at all times when using the lake and to cut down on unauthorized use, the Board established a rule that requires all residents to show their FOB by request of anyone.  Please report the loss of a FOB so that you aren't held responsible for any damages that may come from the unauthorized use of your FOB.  Replacements are $25.00.  Once you have registered for the website and been approved you will find the form to request your FOBs.

As a new homeowner, you may already have some ideas on how you’d like to improve your property. Please keep in mind, the Association has an Architectural Control Committee to help maintain the quality of our neighborhood. Its function is to evaluate the plans for all exterior landscaping, repairs and remodeling (such as painting, decks, fences, trees and bushes, replacement roofs, etc.) to ensure compliance with all Covenants and Bylaws. The purpose of this review is to protect our scenic environment and maintain the value of our homes. All modifications to the exterior of your property, including repainting with the same color, must be submitted to the Architectural Control Committee for approval before any work begins. If work is started without prior approval, the homeowner risks being cited for a covenant violation and may be fined and required to alter or remove the changes at significant additional cost.

Information on some of the questions many new homeowners have is included on the back of this letter to get you off to a smooth start. Again, welcome to the Heritage Lakes community! We look forward to you falling in love with this neighborhood as much as we have. We know you’ll find our neighborhood is a great place to live and we encourage your participation in our activities and functions.
